Allowable Landlord expenses


You can include many expenses in your tax return - alongside your rental income - to reduce the amount of profit you pay tax on.

The general rule is that the expenses must be wholly and exclusively for your property rental business.

You can still claim tax relief for the interest you pay on a mortgage for your rental property. This has changed in recent years and special rules exist, but ApariPro works it all out for you!

You can also claim: 

  1. General maintenance and repair costs.

  2. Bills paid by you as the landlord, e.g. water, gas, electricity, Council Tax etc.

  3. Insurance, e.g. contents, buildings, rent guarantee. 

  4. Letting agent and property management fees.

  5. Professional fees, e.g. accountancy, legal etc

  6. Cost of services, e.g. cleaners, gardeners

  7. Replacements of furniture, furnishings and white goods.

  8. Direct costs related to your property rental business include phone calls, stationery, advertising for new tenants, or travel.

  9. Landlord property licence

  10. Ground rents and service charges

Most people can also claim the cost of using ApariPro!

Usually, costs associated with the property purchase cannot be set against rental income e.g. purchase price, stamp duty, and legal fees.
